Sell a House During Divorce

Selling a House During Divorce in Rutherford County, TN

A clear offer. A respectful process. Room to decide.

Divorce brings enough decisions without adding a renovation project. You may be working out where to live, what to do with the house, and how to move forward without taking on more than you can manage.

Green Real Estate buys houses as-is in Rutherford County and nearby Middle Tennessee communities. We can look at the property in its current condition and discuss a straightforward offer, without asking you to fix it up before our visit.

Start with a conversation about the house. You do not need to explain the details of your divorce to find out how our buying process works.

One less project to manage

The kitchen may need updating. The roof may need attention. You may not want to spend your evenings choosing paint, meeting contractors, or preparing for showings while you are already managing a major change.

We consider the house as it stands. Tell us about the work you know it needs and the timing you hope to achieve. We will explain whether the property is a fit and what a direct purchase could look like.

You can compare an offer before deciding whether repairs are worth taking on.

Clear terms without taking sides

A home sale should not become another source of confusion. We will explain our offer, answer questions about the property transaction, and put the proposed price and terms in writing.

Our role is to be a buyer, not to decide who is right, negotiate your divorce, or determine how proceeds should be divided. Take the proposal to your own attorney and advisers. Let the people handling your case guide the decisions that belong to them.

Tell us the appropriate way to communicate about the sale, including whether contact needs to go through an attorney. We want the next step to be understandable for everyone authorized to take it.

Before you commit to a sale

Tennessee's statutory divorce injunction restricts transfers of marital property once the filing and service requirements are met. Under that injunction, the other spouse's consent or a court order is needed for a transfer; other orders may add restrictions. Ask your attorney what your case allows before signing a purchase agreement.

Green can discuss the house and a possible offer, but we do not promise to bypass court requirements, obtain another person's signature, or close before the necessary authority and documents are in place.

How the Process Works

Tell us about the property

Share the address, the condition of the house, and what you would need from a sale. Let us know who is involved in the property decision and how you prefer to be contacted. Keep sensitive case details with your attorney.

Let us look at the house as-is

We arrange a visit to understand the property and discuss repairs, belongings, and the proposed handoff. You do not need to stage rooms or complete a cleanout before contacting us. Any arrangement for remaining belongings needs to be agreed by the people authorized to make that decision.

Review the offer with your advisers

When we can make an offer, we explain the price, conditions, costs, and proposed timing. Have your attorney review the agreement and the closing professional confirm title and signature requirements. If a sale is approved and agreed, we work toward the closing arrangements in the contract.

Questions About Selling During Divorce

Can I ask for an offer before the divorce is final?

You can contact Green to learn about our process and discuss the property. An inquiry does not authorize a sale. Have your attorney confirm what approvals are required before you commit to an agreement or closing.

What if we do not agree about selling?

Take that question to your attorney or mediator. Green will not decide whether a sale should happen or pressure someone to sign. We can explain a proposed purchase, but resolving the disagreement belongs in the appropriate legal process.

Do we have to make repairs or empty the house?

You do not need to prepare the house before talking with us. We can discuss an as-is purchase and agreed-upon belongings that could remain. Settle who may make decisions about those items before arranging removal or disposal.

Can you close quickly?

Tell us the schedule you need. We close as fast as possible. We will discuss what is realistic after understanding the property and the requirements of the sale. Title work, approvals, and contract conditions still need to be completed; we do not promise a closing date before reviewing them.

How will the money be divided?

Green does not decide that. Ask your attorney and the closing professional to confirm how the agreement and any court orders govern the proceeds, costs, and payoffs. Understand the written distribution instructions before closing.

Do I have to accept an offer?

No. Contacting Green does not commit you to selling. Review the offer and your alternatives, ask questions, and get the advice you need before signing anything.
